1To be eligible for Mattamy's Mortgage Assistance Program incentive, mortgage must be through CIBC, and you must enter an agreement to purchase your new and eligible Mattamy home on or after February 21, 2025, without the use of a real estate agent. Your new Mattamy home must close by May 31, 2026. Your mortgage must fund within the maximum capped rate period specified in the mortgage approval letter. Rate only available on a 3-year, fixed-rate, closed mortgage and is guaranteed for a period of 18 months from the mortgage application submission date and is contingent on there being no material change in purchaser's financial condition at the time of closing. This offer is non-transferable and is redeemable only if the purchaser has been approved for a new CIBC mortgage product with a dedicated CIBC Mortgage Advisor identified by Mattamy Homes. 2Annual Percentage Rate (APR) is based on a new $275,000 mortgage for the applicable term and a 25-year amortization assuming a Property Valuation Fee of $300. APR means the cost of borrowing for a loan expressed as an interest rate. It includes all interest and non-interest charges associated with the mortgage. If there are no non-interest charges, the annual interest rate and APR will be the same.

 

PROGRAM TERMS AND CONDITIONS

 

  • The Mortgage Assistance Program incentive (the “Incentive”) is offered for a limited time to qualified purchasers of available specific new build freehold or condominium homes in select Mattamy Homes communities actively for sale in Canada with closing dates of no later than May 31, 2026.

     

  • To be eligible for the Incentive, purchaser must apply and be approved for a mortgage through CIBC, and the mortgage must fund within the maximum capped rate period specified in the mortgage approval letter.

     

  • The Incentive is only available on a 3-year fixed-rate closed mortgage and the Incentive Rate (defined below) is only guaranteed for a period of 18 months from the mortgage application submission date.
  • All CIBC mortgages, and qualification for the Incentive, are subject to credit approval. A purchaser who receives credit approval from CIBC is a “Qualified Purchaser”.

     

  • In providing the Incentive, Mattamy Homes is funding the interest rate buy-down on an eligible CIBC mortgage to reduce the interest rate payable by a Qualified Purchaser to 3.69% (3.71% APR) for an insured mortgage or 3.89% (3.91% APR) for an uninsured mortgage (the “Incentive Rate”) for a 3-year fixed-rate closed mortgage with a 25-year amortization period. The Annual Percentage Rate (APR) is based on a new $275,000 mortgage for the applicable term and a 25-year amortization assuming a Property Valuation Fee of $300.APR means the cost of borrowing for a loan expressed as an interest rate. It includes all interest and non-interest charges associated with the mortgage. If there are no non-interest charges, the annual interest rate and APR will be the same.

     

  • To participate in the Incentive, (a) a new Agreement of Purchase and Sale for an eligible home in a participating Mattamy Homes community must be signed and accepted by all applicable parties, and (b) a mortgage approval letter for an eligible mortgage that is issued by CIBC must be presented to Mattamy Homes within 21 days* of the Qualified Purchaser signing the Agreement of Purchase and Sale (*10 days in the Province of Alberta).

     

  • CIBC’s commitment to provide a mortgage eligible for the Incentive is conditional on the purchaser being a Qualified Purchaser at the time of the commitment and subject to there being no material change in financial condition of the Qualified Purchaser at the time of closing. Other conditions and restrictions may be set out in the mortgage approval letter from CIBC. Speak directly to a dedicated CIBC Mortgage Advisor for further details.

     

  • The Incentive is non-transferable and is redeemable only if the purchaser has been approved for a new CIBC mortgage product with a dedicated CIBC Mortgage Advisor identified by Mattamy Homes. Speak directly to a dedicated CIBC Mortgage Advisor for details regarding the Incentive, the Incentive Rate and to request a mortgage application.

     

  • The Incentive will not be provided in the event the purchaser commits an act of default under the Agreement of Purchase and Sale or requires the amendment of a material term of the Agreement of Purchase and Sale to close the transaction. The Incentive will not be provided if the CIBC mortgage does not fund for any reason whatsoever.

     

  • A purchaser who does not receive the Incentive or the Incentive Rate will not be relieved from completing the Agreement of Purchase and Sale that they are a party to, and Mattamy Homes and CIBC have no obligation whatsoever to provide any assistance or concession to the purchaser.

     

  • The Incentive is not available where the purchaser is represented by a real estate agent.

     

  • The Incentive does not apply to existing Agreements of Purchase and Sale that were executed by any party prior to February 21, 2025.

     

  • The Incentive and the Incentive Rate may be changed or withdrawn at any time.
